Vietnam Industrial Land for Sale

Vietnam’s industrial real estate market is witnessing robust expansion, supported by strong foreign investment and continuous infrastructure upgrades. In the first nine months of 2025, both industrial land development and M&A activities gained significant momentum, reflecting growing investor confidence and Vietnam’s rising position in the regional manufacturing landscape.

Industrial Real Estate Enters a New Growth Cycle

Vietnam’s industrial real estate market is moving into a strong expansion phase, underpinned by solid fundamentals and a favorable investment climate. From a modest 335 hectares of industrial land in 1986, the total national supply reached 60,000 hectares by Q3 2025 — an impressive 179-fold increase over less than four decades.

According to the Vietnam Real Estate Association, industrial land supply is expected to expand by over 108,000 hectares through 2030, bringing the total to 168,355 hectares, equivalent to an average annual growth rate of 23–25%.

On the demand side, the average occupancy rate across the 2022–2024 period stayed near 80%, reflecting the continued appeal of Vietnam’s manufacturing base. Even with a minor adjustment to 72% in 2025, net absorption reached 7,180 hectares — evidence of sustained demand and confidence in long-term industrial growth.

Active M&A Signals Deeper Market Maturity

Industrial real estate M&A activity has become increasingly vibrant as investors seek efficient entry and expansion strategies. In the first nine months of 2025 alone, the market recorded 24 real estate transactions worth approximately $1.8 billion, with the industrial sector accounting for 55% of total disclosed value — far exceeding 2024’s performance.

These transactions reflect a shift toward diversified investment models, ranging from equity fundraising and project transfers to partial acquisitions and portfolio expansions. Many investors are pursuing “acquire and expand” strategies, buying into operating industrial parks with existing infrastructure and quickly developing additional phases.

This growing M&A activity underscores the market’s increasing depth and sophistication, signaling a move from traditional lease-and-build models toward a more dynamic, capital-driven development approach.

Key Drivers Behind the Industrial Land Boom

Several key factors are fueling the current surge in Vietnam’s industrial land market. Foreign direct investment (FDI) remains one of the most powerful growth engines, with capital inflows continuing to rise steadily. In the first nine months of 2025 alone, registered FDI reached USD 28.54 billion while disbursed FDI hit USD 18.8 billion — the highest nine-month level since 2020. Manufacturing accounted for more than 80% of total disbursements, indicating that most investment capital is being directed into production and export-oriented activities.

Strong increase in FDI and completed infrastructure are fueling the boom in Vietnam’s industrial land market.

Infrastructure expansion is another crucial driver. Major upgrades to highways, deep-sea ports, logistics hubs, and power transmission networks are improving regional connectivity and reducing logistics costs, paving the way for a new generation of integrated industrial parks across the country.

At the same time, investor strategies are evolving in response to global market trends. Many developers are shifting toward brownfield sites, ESG-compliant projects, and high-specification facilities such as data-ready and cold-chain warehouses. Institutional and logistics investors, in particular, are showing strong interest in sustainable, ready-built assets that can accommodate the growing needs of advanced manufacturers and e-commerce operators.

In conclusion, as global supply chains continue to shift and capital flows remain strong, Vietnam’s industrial real estate market is entering a new era of scale and sophistication. For investors exploring industrial land for sale, Vietnam stands out as one of the most attractive and resilient destinations in Asia, combining strategic location, steady FDI inflows, and a maturing investment ecosystem.
